Dear Brixton Friends,

Welcome to Fall in CO!  It is one of our favorite times of year, bustling with business and getting outside for fun with the family.  The girls have started school three days a week in preparation for Kindergarten next year.  Time flies!  They are also loving their ballet class and regular visits to the Denver Museum of Nature and Science, Children’s Museum and Jumpstreet.  We have very social little four-year-olds!  They make friends everywhere they go and often have people giggling at the funny things they say.  This age is really fun and Mom and Dad are very lucky to have such fun little girls to come home to every day!

Brixton and TK Morrison Construction have had a record year too!  The Brixton Brokers continue to provide a concierge service to their clients, selling over 70 homes so far in 2014 and expanding into new areas where we can provide top service as the market adjusts.  TK Morrison Construction is helping with the inventory problem in Denver and adding 20 new homes to the market this year!  This is creating a new offer for clients to have our combined team find our clients available lots in the hot neighborhoods in Denver and build a beautiful TK spec home and maintain equity.  A pretty attractive offer for those interested in building a new home!  It’s made for a fun year with lots of innovation, and we’re pushing toward selling our last few homes before the holidays.

The Morrison family is also on the move!  We are selling our home of three years and finally getting the opportunity to live in one of our very own new builds.  We are staying in Golden and moving just a few minutes away, hoping to be in before the holidays.  We’ll share more in our upcoming newsletters once the family gets settled.

Lastly, we are hosting a charity party October 29th for CASA (Child Advocacy in Denver) and we would love to see you there.  You will find more information in the rest of the newsletter.  Please join us to help this amazing charity prepare for the holidays.

In My Clients’ Shoes

We just listed our own house on October 1st. It’s the first time in three years we were selling a personal property that we still live in. I felt how my clients feel, on a very personal level, the stress of selling a home.

We spent the last three months getting the home ready, had it professionally cleaned twice and had to manage kids, dogs and nap time schedules for any showings. Multiple headaches in the last few months all the way up to current showings and adjusting schedules constantly.

The day we went on the market we were eager for a contract. We really love this home, so I wasn’t too eager to sell, I just wanted to stop the chaos more than anything. It was a reminder for me and an appreciation for what my clients are doing while I am negotiating, drafting contracts, and managing the sale of their homes.  I was in my clients’ shoes.

Reflecting on this experience taught me a lot and showed me where a home selling strategy is most effective. Our house was under contract in one day with multiple back up offers. I only dealt with the chaos and constant home preparation for a few days, and we were positioned to be selective and could leverage our options to get the best possible situation for the sale of our home. We needed 60 days to close, didn’t want to hassle with inspection items and were confident in our pricing to avoid appraisal issues. The research and preparation for the strategy paid off.

Pricing with strong value assessments and superior visual marketing for the property are CRITICAL to the ease of selling a home. The upfront preparation and realistic pricing will give huge advantages with the sale. We help our clients know the advantages and disadvantages of their home. We aim to help people be realistic, not just the highest possible sales price, which often produces higher returns in the final results. The market has improved, but it is constantly adjusting and pricing is very dependent on the neighborhood, the home, the time of year and the specific strategy for each family.
