Fall 2016 Newsletter

Dear Brixton Friends,

We are in a season in life that calls for a lot of change, but 2016 has taught us to embrace that change and make the best of it.  Our lifestyle has lent itself to a lot of change; houses, roles, and businesses over the last 12 years of our marriage, and now we are ready to settle down.  In this newsletter you will get to see the progress of our new home where we plan to stay at least 13 years for the girls to finish high school (they just started kindergarten!), you’ll hear our take on the current market with all the hoopla going on out there, join in on our fall bucket list, and learn how to be a better neighbor.

As the temperatures start adjusting and we start finding cozier clothes, activities and food, we can’t help but think back to what a great summer we had and how life changing fall can be with two six-year olds starting school full-time.  The summer was full of adventure.  We traveled the Midwest this summer by boat, car, and bike catching fireflies, chasing butterflies, and hiking the Front Range.  It was fun filled and we still didn’t wear them out most days!

As they started kindergarten we couldn’t believe how much they have changed from this time last year!  Eva and Ellie have been such troopers as we sold our home and moved this year, and they are showing so much enthusiasm and resilience with all the changes as they start their school journey. We expect Eva to be the teacher’s pet and Ellie to be the social butterfly.  Stay tuned to see if our predictions are correct!  Turning six, making new friends, exercising their independence, and testing boundaries seems to be their MO these days.  We’re hoping school gives them the structure to explore their brains, and we’ll add in some soccer and gymnastics to help them evolve their bodies.  More to come soon!

As the temperature dips do we see the housing market dip too?  We’ll give you a healthy dose of information here, and as always, thank you for your continued support in our lives and businesses.  We wish you and yours a happy fall and would love to hear back from you too!

Morrison Home Progress

The building process can be stressful when it seems like it will never get done. Sometimes there are hiccups and then you just have to trust that the pace will pick up and it will be better from there on out. We had a rocky start to our home but now it seems to be making up for lost time.  Everyday something new is being added and it looks more and more like the home we have spent so much time designing! Design Trends

Bring modern fun to any home with color!

As we are designing multiple elements of our new home, we’ve really been focused on having fun with our interior and maintaining a modern feel. It can be a hard mix to bring together, but here are a few ideas we’re playing with:

Pop of color with painted furniture – We’ve been looking at colorful hutches and painting vanities for baths to bring in a punch of color to combine with white, grey and black tiled baths.

Concrete tile patterns – This patchwork fun can be used on floors, walls and kitchen backsplashes to bring in a quilted comfort and a lot of fun for the eye.

Modern Flor tiles instead of rugs or carpet – Mix and match Flor tiles to your desired space and taste. The beauty of this option is the modern feel with flexibility to change easily when you update the space or decided to bring in new colors.

Market Watch for Data Junkies

Our Thoughts…

The market has been cooling over time and prices have plateaued for a while. Despite the consistent decrease in market action, we’re in the Seller’s Zone. We typically see a slow down around school starting until after Labor Day, so this isn’t uncommon. We will be watching to see if the price stabilization we have been seeing settle for the past few months continues.

September will tell us a lot about the rest of the year with pricing trends, positive or negative, as will days on market which have been flat recently. We may be moving back to a more regular 5-10% year over year appreciation versus the 15-20% we’ve seen the past few years. At this point, conditions do not seem to have a strong up or down trend.

The Many Styles of Denver

Depending on the decade a neighborhood was developed will affect the style of homes pretty drastically. Some of Denver’s oldest neighborhoods are home to a variety of styles from grand Victorians to smaller Tudors or Bungalows built in the late 1800’s to early 1930’s. Subdivisions built from the 1950’s to the 1980’s will tend to lean towards ranch or split level designs, while brand new homes are sometimes modern monstrosities. At TK Morrison we really try to build homes that fit their neighborhoods. Our most popular models are the Denver Square and our relatively new Craftsman. They have the modern conveniences needed today but from the exterior they feel like they have always been there. Crafty Christa – Fun Fall DIY

As we are starting to feel Fall in the air, I decided to get crafty and share a decorating idea for our Brixton followers!

The craft that I spent a lot of time on and enjoy the most in my home is the “Give Thanks” candy jars.

Materials:

  • 10 Jars
  • Candy or Corn Kernels
  • Letter Stencils
  • White Paint

I originally bought popcorn kernels to fill them with, but my amazingly smart four year old daughter, Tylee, decided that candy would look better (and taste better too!). We love this craft in our house because not only is it cute for Fall but ties into our Halloween decorations too!
