The plans: Just across 17th Ave from Sloan’s Lake – Possible 12/20 story building hoping to house 1,745 residential units, apartments, a boutique hotel, offices, retail, restaurants, and a movie theater. Construction is to begin late 2014 for the first phase. They will be extending streets like Raleigh, Quitman and 16th Ave to create 6 new blocks where Raleigh will become the “Main Street”.

The million dollar question is, “Will the redevelopment of the old St. Anthony’s hospital revive the struggling West Colfax corridor or be a detriment to this charismatic community?”

Most of the locals would say a detriment. All this talk of 12 and 20 story buildings is causing most of the current residents to put up a fight, but according to the City of Denver and the developers that purchased this big chunk of land would beg to differ. They see it as a great way to build the economy and add more value to the already hot neighborhood.

Cons:

  • Buildings casting shadows over the park
  • Limited parking
  • Obstructed views
  • “Out of Character”
  • Not enough open space for more people

Pros:

  • The Alamo Drafthouse Cinema
  • Revival of West Colfax
  • The chapel stays, along with a meditation garden
  • Adding an “urban edge” to the community
  • Everything you need within walking distance
  • 5% of the 25 acres will be devoted to open space
  • Perry St Light Rail Station

Ground breaking ceremony to be held June 17th in front of the chapel.

Projected finish date is in 2019.
