Dear Brixton Friends,

We love summer in Colorado! There is nothing quite like BBQing outside in warm weather surrounded by green grass and the late setting sun. This summer has been full of adventures from Bali to Boston, Red Feather to Lake McConaughy, our family has been getting out to enjoy new places, new experiences and new friends. Eva and Ellie have become great little campers, swimmers and explorers this summer. They are having a great time and they keep us laughing along the way! Our little ladies are almost 4 years old, full of spunk and personality, ready to take on the world. It’s been a fun summer to play along with them and feel like a kid again.

Business has also been an adventure this summer. The real estate market in Denver is evolving every month and we are updating our facts and ways of approaching the market at every turn. Inventory is still the toughest part for our growing city and state. Brian is trying to help by building more homes each year and growing the TK Morrison Construction business. At Brixton, we are constantly getting creative on how to “win” the best homes for our clients while also selling homes in a tight market. It keeps things fun and challenging! And you’ll see in the testimonials in the left column that our clients are winning as a result!

On top of it all, Brixton was highlighted as a brokerage of choice being selected by HGTV’s House Hunters this year! Such a unique experience and a great way to showcase a client buying experience. Catch the episode on HGTV and you’ll see further commentary on the experience overall below.

Zillow just purchased Trulia for $3.5 Billon: What does this mean for the real estate market?

People ask me all the time how I think the large internet companies such as Zillow, Treelora, and Redfin will effect our future.  If our model was that of a typical brokerage, I would be very worried.  The typical offer from a broker is to open doors, put signs in the ground, and write contracts for the client. They usually focus on being cool and nice, as if that creates some kind of competitive advantage.  These internet providers can offer the same services at lower prices while providing quality search engines, so it would appear as thought the typical real estate broker is toast. So why am I not worried?

We make a fundamentally different offer about knowledge and value. People use Brixton because they look at their home as an investment and they should.  For most of us, it is the most expensive investment we ever make.  They hire us because we have a 10 year history of producing much higher than average returns on our own real estate investments, and we are willing to share our knowledge with them.  This year alone our investment team has purchased 24 properties and we are averaging over a 30% return.  I challenge you to find anyone at a cut rate internet service that does any real estate investing.  If they were successful investors, they wouldn’t have to work at a place like Zillow, Treelora or Redfin where the brokers are paid very little.

So if you aren’t going to get valuable advice from these places, are you personally capable of making educated assessments about real estate or would you rather hire an expert to help you?  Do you want someone negotiating for you that is incentivized by the number of deals they do or do you want an expert negotiator who is incentivized by creating a life long relationship of trust and value?

I have found it valuable in my life to hire good help where I don’t have knowledge.  For example, a requirement I would have for a financial advisor is that he or she is extremely successful at investing their own money.  If I hire a financial advisor that has little or no knowledge of investing (many of them don’t have a clue) just because they are cheaper, I could potentially create a dangerous situation for our family.

We cannot be experts in all areas, but it is nice to know there is good help available when you need it. We are happy to be your real estate experts with the accountability that comes along with producing a long term relationship, and you can base it off of a decade of personal investment success.  See the difference in our offer and why I am not worried?

Christa’s Top 5 Reasons More and More People are Calling Denver Home

Metro Denver has jumped to No. 6 in Forbes’ annual ranking of the 20 fastest growing cities in the nation. There are many great reasons why people choose to call Denver home. As a transplant from Oklahoma, here are my top five reasons.

  1. Weather – Denver sees the sunshine most of the year making it a beautiful place to live. Also, our four distinct seasons make outdoor activities a joy no matter the time of year.
  2. Restaurants – We are known for having some of the most exquisite food in the nation. With thousands to choose from all of you foodies can find good eats on every street corner. If you’re looking for a suggestion try one of my favs, Root Down in the Highlands.
  3. Parks – There are over 200 parks in Denver that are equal to 6,000+ acres of pure fun for the family, friends, pets and kiddos.
  4. Sports Teams – We have popular professional sports teams for football, baseball, basketball, hockey, soccer, and lacrosse. How many cities can say that???
  5. The Breweries – Not only do we have amazing food but we have amazing beer too. Denver is home to many popular breweries such as Great Divide and Breckenridge Brewing Co.

A Little Perspective

Reality TV Fun… but is it real?

So many people have asked me if shooting House Hunters episode that aired  earlier this month was fun.  Well of course! My clients are amazingly charming, old friends, and we had so much fun shopping together. On top of it all we all we beat out five offers higher than ours, got an appraisal above purchase price and I already see an increase in their home value!  But that isn’t the story you saw on the show.

There is a constant sense in real estate that you are coming up against what people believe is happening, what they think is how the market place works, and what they feel is true.  We never claim to have a crystal ball at Brixton, but there are a few fundamentals we utilize to help our clients navigate what is really happening so they can be effective.  The TV, radio, internet and media overall are full of information steering people in a variety of directions.  And the one fundamental factor to remember, is they are all trying to sell advertising.  That is how they exist, and it’s a good thing to remember.

I went into the reality TV world thinking we could show something unique, tell a compelling story about the journey and successful outcome.  Ultimately it was a hugely successful real estate story, but in the world of entertainment it wasn’t that exciting.  An adorable couple fighting over the best of three houses, now that gets the audience to watch.  It’s a formula that has worked for over 15 years and over 500 episodes, who was I to change the mold?  I realized my naivete and enjoyed the experience for what it was.

I will not burst any bubbles about the HGTV experience.  It was really fun!  I spent four days with some great friends goofing off in front of a video camera with bright lights and lots of people shuffling around us. I also really enjoyed learning about the production behind the scenes of a TV show, so much goes on and there are so many hours of work! And in the end, my awesome clients and friends have a great keepsake from buying their first home in Denver.  We all have a memorable experience, a check off the bucket list, and that was enough fun to make it all worth it.

If I was to have you take one thing away from reading about my experience, it would be to check your thinking about reality TV, or media consumption in general.  I am contractually obligated to keep the secret sauce a secret, but think about it next time you pop on the tube and get sunk in.  Is there always an enjoyable ease to flipping a house toward making a profit, dozens of auction jackpot investments, or buyers finding their dream home after only seeing three houses?  Assess the reality for yourself, relax and have fun in the world of TV, and remember it’s mostly entertainment!
