Dear Brixton Friends,
This summer has been one to remember! We hope you are enjoying many sun-filled days, BBQs with friends and travel adventures. The Morrison family has been soaking up as much of summer as we can! Not only has it been a phenomenal year for buying and selling homes, but we’ve taken every free moment to spend with Eva and Ellie as they explore the world through 4 year old eyes.
Eva and Ellie are true adventurers! They are into everything they can get their hands on, and LOVE being outside for all the summer has to offer. We tried to keep up with them this summer on a camping adventure through the Grand Tetons, Yellowstone and Glendo Reservoir. From hiking and kayaking, to swimming and singing by the campfire, they had an amazing trip full of memories. We tried each day to wear them out, but we were often the ones wiped out by the end of the day. Eva and Ellie are turning 5 at the end of August (as they will tell you as soon as you say hello) and they are such loveable and fun little girls. The four of us are planning more adventures soon, one more year before Kindergarten, and many more memories to make.
Along with our family adventures, we’ve had a fun summer competing in this tough market for our buyers, and helping our sellers get the most out of their homes! It has been a record year for Brixton and we aim to make more and more people happy with their experience buying and selling. Market Shift or Summer Break?
Some of the trends we see…
The Colorado real estate market in July is always a little tricky. Our population of extremely active, outdoor enthusiasts are out having fun. The transplants from around the country are still coming in droves, but also have summer vacations and obligations away from shopping for homes. We are still in a market with only 5-6 months of inventory, so the competition may have slowed slightly, but the market is still pretty hot.
In the first half of 2015, we saw record pricing in the Denver real estate market, discouraging buyers and creating fierce competition. The seasonal improvement in inventory happened in June with a 10% increase in homes listed which led to a slight cooling on pricing. Overpriced homes are correcting and transactions are less competitive. We still see sellers trying to get top dollar, but adjustments are happening all over the market as more and more buyers are able to negotiate. All of this combined is making a stronger market for buyers and less of a frenzy with the competitive sales. We often prefer this market as sellers and buyers are more balanced and effective.
Although July tends to cool a little due to the high amount of personal travel and leisure, we are anticipating the market picking up again toward late summer and early fall. This may come from a combination of people getting back to work and school, thinking about what is next for their families, and wishing for a new home before the holidays. As you can see, there is more more in store for Denver real estate!
