Dear Brixton Friends,

Hoping this finds you and your family happy and healthy this winter! There has been a lot of spinning and jumping around our house and in the Denver real estate marketplace this winter. Our little ladies, Eva and Ellie, are 2.5 years old now and the winter weather has made them a little stir crazy with cabin fever, so any outlet we can find to get some of their energy out is a blessing. They love gymnastics! Eva and Ellie will show off their moves any time someone asks. They are not shy little girls anymore. Hopefully you will get to see them and engage with their fun energy soon!

The Denver real estate market is also experiencing a high level of energy and activity. We are helping more buyers during the winter season and the competition for prime properties is intense. Many people are talking about the rise in interest rates, but we have not seen anything yet. During this time, it is a wonderful opportunity to buy and sell a home. We anticipate a slight lag in the market again when interest rates rise, so people selling now are taking advantage of the inventory competition and getting higher purchase offers. Additionally, people buying now are getting into properties at a decent price since they are still ahead of the busy season in Denver. It is a unique time in the marketplace right now and it is difficult to say where it will go later in the year.

Brixton’s Valentine’s Event

Thank you to all who helped us in supporting Loveland Youth Gardeners!

We had a great turnout for our first annual charity fundraiser. We raised over $5,000! The children from Loveland Youth Gardeners painted beautiful planters for our silent auction which were a big hit. We also want to tank Alyssa McConkey for sharing with us what Loveland Youth Gardeners is all about!

Brixton plans on hosting a fundraiser event annually thanks to the success of the first event.

Multiple Offer Tips

We are seeing multiple offers on almost every strong property in the Denver real estate market.

Definition: A multiple offer scenario occurs when multiple buyers’ power in the negotiation drastically. Conversely, for the seller it increases the “auction” situation where they are more likely to get a higher price for their home due to the higher demand.

With the inventory state of the Denver marketplace and current low interest rates, we only anticipate this situation will continue to occur. Customers working with Brixton get inside access to our negotiating techniques. Here are a few of the basics to help you get started:

For Buyers:

Be prepared with your team and resources – Having your real estate broker, lender, and finances ready can help you move quickly when you find the home you love.

Understand the market value – Even if you love the home, overpaying just because there are multiple offers could be problematic in the future when you go to sell. Having a partner like Brixton on your side can drastically increase your knowledge of how to effectively assess the value of the home you want to buy regardless of multiple offers.

For Sellers:

Establish your end goal – Determine what outcome is satisfactory for you before you start reviewing offers.

Always look to create an auction – You need two or more buyers bidding on your house to have an auction. This scenario can lead to optimal selling conditions both with price and ease of sale. Ask Brixton how we can help you create an auction with your home.

Determine your timeline and your strategy – Get help from your broker establishing the ethics of the multiple offer scenario, what is the time you will give to respond and how will you measure the offers. Also determine how you will respond to the offers that are not chosen, and again be careful, you may have to go back to those other offers if something goes wrong with the one you select.
