Our Brixton/TK Morrison family had a great end to 2014 with a Christmas party celebrating one of TK Morrison’s new builds, the Morrison home! From our family to yours, we share the following newsletter to enjoy!

Dear Brixton Friends,

We are kicking off the year focused on accomplishing big goals and living a good life in 2015! Wishing the same to you and yours!

The Morrison family had a big 2014 for business and life. Brian built over 20 homes with his construction team, TK Morrison Construction, and Jenn continued to expand her team and market knowledge to better serve clients buying and selling homes with Brixton. The little ladies, Eva and Ellie, turned 4 years old and ventured into martial arts and skiing this winter. They keep us busy all the time, so we are hopeful that a little more activity in their schedule may help us keep up with their energy levels!

When you have a tremendous amount of activity in one year it had us sit back and reflect on how we can improve for 2015.  One area was to focus on the essentials of what we do best in business.  At Brixton, we aim to be very effective for our clients, but not everything to everyone. We sat down to review our strengths, and this is what we want to share with you:

Timing the Market

When is it the best time to buy or sell? This is a common question for us these days, and the answer is not easy. There are so many factors that go into the equation that we find each client’s situation will have different results. We have prepared a list of questions for interested buyers and sellers, here, to help you get started if you are considering buying or selling this year.

Seller’s Market – Hazards and Help

The current market in Denver and surrounding areas is ripe for sellers. Prices  have returned and competition is fierce. It may be the perfect time for you to sell, but be careful as there are many issues arising for sellers too.
Hazards:

  • Overpricing – The market can bear a shift in pricing due to demand. It is important to assess current market value and get clear on what sells about your home.
  • Losing Contracts – We are in a time where many properties are falling out of contract and coming back on the market. Many properties are aiming high, getting multiple offers, and then falling out of contract ad coming back on the market within a few weeks. This is mainly due to issues with inspections and getting the homes to appraise at the selling costs. This problem can be avoided with a solid pricing strategy prior to going on the market.

Help:

 

  • Get an accurate assessment of value, pricing strategy, and sales strategy – An accomplished broker can make the sale of your home easy from the start with a plan of how to address multiple offers and navigating the inspection and appraisal process.
  • Assess the myriad of differences in a multiple contract situation – Multiple offers can be a huge advantage for most sellers. If not appropriately navigated, it can be a major hassle if the wrong contract is selected. Additional provisions can be added to counter-proposals to better protect the seller too.

These scenarios cause many issues for the buyers too. Ultimately, sellers and buyers come together in cooperation for the purchase of a new home. Our best transactions involve a conscientious seller who can put themselves in the buyer’s shoes, appropriately preparing their home, sharing knowledge about defects, negotiating with the end goal in mind and being reasonable with requests. It may be a seller’s market, but there are still many hurdles to ultimately have a smooth and successful closing. Organizing Your Thoughts

-This app has many uses from general note taking, voice notes, business card or document capture. You can take also notes and photos of each listing you visit with your phone or tablet, so you never have to scratch your head trying to remember what the kitchen looked like in a certain address. Location services will automatically geocode the photos and notes you take so it does some of the work for you.

 

Safety for Your Family
EmergenSee
– A personal security system in your phone. You can record incidents (such as you are being followed) and notify your selected contacts to call you or send help, all the while they are seeing what you are recording. For a small monthly fee you can connect to a monitoring agent in the case of an emergency to dispatch emergency responders if necessary.

 

Getting Around Town
Beat the Traffic
-Tired of sitting in traffic? Wish you knew what streets weren’t busy in town? This app can give you that in the palm of your hand. Just open the app and it will automatically pull up the map of where you are and show how fast or slow traffic is moving (green = normal speeds, orange = slower than normal, red = extremely slow). You can also plan a route within the app and it will show you any estimated delays. 

TK Morrison Construction Update

TK Morrison finished out 2014 with 20 homes under their belt and have already hit the ground running for 2015. This year, private clients are the focus. Building beautiful homes for clients to enjoy for life.

TK Morrison was also awarded Best of Houzz 2015 – Client Satisfaction!  Which is a great honor and reflects that their focus is their client’s happiness.
