Winter 2017 Newsletter

Dear Brixton Friends,

As we kick off our first newsletter of 2017 we want to start by thanking you for reading and sharing. It has been a different start to the year with many political nuances in the midst of a busy real estate market. Our lives have also been uprooted for the third time in the year, but we hope to have landed in our future home for many, many years to come. Golden has become our home, and now we’re a quick few blocks from the city center on the hillside east of town. We love the home and the location. Our girls are in love with their school and community as they started Kindergarten this fall. We have all been unpacking and taking breaks in the city for a bite to eat, or on a few hikes to the top of Table Mountain. The yard, location, and amazing people have made it the right spot for us and we hope to be there to see the girls through Golden High School!

Eva and Ellie are great students and energetic kiddos! They are reading books, running amuck around the house and property, and always making us laugh! They have chores around the house; helping set the table, do dishes and one of their favorite projects is cooking with mom in the kitchen! They are the spice in our life and we’re starting to feel like they are growing up so fast. We are trying to slow it down with lots of family time, fun outdoors, and planning trips to see the world a little more each year. Next is Boston to see their Aunt Alyssa as they prepare for their newest family member! So fun to see the family grow!

The real estate company has a big year ahead with 30+ properties already on the list to sell! The buying team is continuing to produce happy clients in great homes (check out a few testimonials on the right sidebar!) and Brian is helping add to the extremely low home inventory by building 50+ homes with TK Morrison Construction this year. We built homes for ourselves this year, let our team build you a new home in 2017! Market Trends

As we enter into the selling season within our market, it is harder than usual to sort out the feel of the current market. We are seeing some specific trends arise as the year gets into full stride, but there are a few unknowns. Here are a few of the unknowns we are watching:

  • The Current Administration – A few of the president’s first actions were to impact FHA lending by decreasing mortgage premium rates, estimating a savings of $500 for the average mortgage annually. We do not see where the congress and this administration is making any major impacts on life outside of intense media coverage and anxiety. We expect people will still move forward with life growing, buying and investing.
  • Interest Rates – Still very low and we don’t expect a major increase, even if they raise a few more times this year.
  • Home Inventory – Although it’s fun to be the most popular city in America, we also need the have the housing and affordability to sustain it. On top of that, we need to see job growth and income increase to support it. We anticipate good appreciation this year in Denver, but we also see it tapering off and stabilizing more obviously in the second half of 2017. However, if home inventory stays so low, prices may continue to rise even more than expected.

We are seeing some of our previous predictions becoming a reality in the market:

  • Neighborhood Focus – People are wanting to live closer to community and less in large developments. We are seeing smaller new home developments and a continued focus on buyers wanting to be in neighborhoods that feel authentic to them, where they can walk to locally owned restaurants and shops, and where they can attend local events year round.
  • Light Rail – Communities and people are moving closer to transit. We are seeing new developments pop up near light rail and the use of light rail at an all time high. Millennials are moving to Denver and prefer city center areas that are high cost or high rent, but slightly outside of the city centers we anticipate growth around light rail communities to make it an easier, car-free trip into Denver.
  • Marijuana – Colorado created a new industry with legalizing recreational marijuana which led to jobs and more people moving here. Although hard to track, we have seen states that legalize marijuana have an increase in traffic moving to the state. This increases prices by putting pressure on an already tight home market. Cities that legalize it have seen improvements in value, but negative impacts if they have large grow houses. It will be interesting to watch how more of the boutique retail shops move into neighborhoods and if they make an impact at all.

 

Overall, Denver is still doing very well with real estate value, if anything it is stabilizing to a more manageable point with average growth.
